Private Facility: Design-Build
Contract Structure
The owner holds one contract with the Design-Build entity. The Design-Builder works as a team from schematic design through completion. When issues arise, the Design-Build team is responsible for finding the solution; removing the Owner from unnecessary involvement. This delivery method is ideal for large complex projects that require a great deal of coordination, and/or a quick delivery.
Timeline
Because both the Designer and Builder are on-board from the beginning, the cost of the design can be checked periodically to ensure the Owner’s budget is being maintained. Using this delivery style creates “fast-track” opportunities, where construction can begin prior to the completion of drawings, and thus a quicker completion date.
